6. How does SMART Platform Works?

The journey of asset tokenization begins with the Offering phase, which encompasses the primary issuance of the Utility SMART Tokens (ST) to Users. This is where the physical or intangible asset first gets translated into a digital token that carries the value and ownership of the asset in a fractionalized manner.

Pre Sales: The STs are offered to our users at a discounted rate for a stipulated timelines before the IPO window opens. The asset owner (sponsor) sets the terms of this offering, including the price per token, minimum investment amount, and the total number of tokens being issued.

IPO: This offering type opens up the asset to a larger pool of potential investors, enhancing liquidity and potentially leading to a more accurate reflection of the asset's true market value.

Marketplace – This is where the STs become available for secondary market trading on the SMART EXCHANGE, thereby opening the asset to everyone with no minimum investment requirement. During this phase, anyone who holds an account on the SMART platform can buy or sell the STs, regardless of whether they participated in the initial offering. Trading commences from the Offering price, but from this point forward, the price of the STs becomes a function of market forces. Buy and sell orders placed by Users determine the trading price of the tokens. Any individual can get access to the marketplace directly avoiding pre sales and IPO offering.

Decisions related to property management (like renovations, leasing, distribution of rental income and maintenance of property) shall be made collectively by the token holders, using decentralized voting mechanisms through DAO.

Brokers are the people/ organizations that are enabling the trading of ST tokens for users. Brokers play the role of market makers on the SMART platform by creating supply /demand for the token hereby enhancing liquidity. Brokers also facilitate boarding of the investors.

REITs typically offer ownership in the form of shares, which are often of a fixed value and not easily divisible. SMART Tokenization allows for highly divisible ownership. Investors can buy fractions of tokens, enabling them to invest in high-value properties with a smaller amount of capital.REITs are traded on stock exchanges, which provides a certain level of liquidity. However, liquidity can still be influenced by market conditions and trading volume. SMART aims to enhance liquidity by allowing tokenized ownership and trading of tokens 24/7, potentially increasing market efficiency and accessibility.REIT investors own shares in the company that owns the real estate properties. In the unlikely event that a property on our platform doesn't complete its funding target, any funds that have been committed by investors will be reimbursed to the verified bank account.

We allocate investments based on a first-come, first-served basis at a fixed price. Any over subscription will be managed through an order book and discovery of the price will subject to market dynamics.

The return on your investment is in the form of interest on debentures. The interest/coupon rate of the debentures you hold is a function of the rents generated and interest earned on the security deposit.

After our internal team and Asset Managers have perused through the information, we deploy reputed legal firms, wherever required to attest for the legal sanctity.
